Advisory Decisions
The property is only part of the decision.
An acquisition, sale or portfolio question can look straightforward until you consider what you need the money to do, what you already own and what taking action would change.
I look at what you are trying to achieve, what the evidence shows, and the alternatives available before deciding whether to recommend a transaction.
How I reach a recommendationDecision finder

Acquisition
Should you acquire—and on what terms?
An attractive property still needs to fit what you need the money to do, the exposure you already have, the liquidity you want to keep and how long you can realistically hold.
I assess the market and asset, entry price, payment or financing terms, future supply, delivery risk and the strength of the alternatives. I also establish what would make the case too weak or the terms unacceptable.
I may recommend proceeding, changing the search, negotiating differently, waiting, using the money elsewhere or rejecting the opportunity.
Once we have established that buying is the right course and know what the purchase needs to achieve, I can source suitable options through the network I have built over years in Abu Dhabi and assess each one against that standard.
Talk through an acquisitionPortfolio Review
Does what you own still serve its purpose?
A portfolio review should tell you more than what each property is worth today. It should show whether what you own—or are already committed to—still fits what you need the portfolio to achieve.
I consider concentration, income, financing, liquidity, delivery exposure, future payment commitments and realistic holding capacity. Changes in the market, your circumstances or what you need from the portfolio may change the answer.
That may mean holding, adjusting exposure, reducing concentration, selling, reallocating or monitoring a specific condition before acting.

Holding your position can be the better decision.
If the evidence supports waiting, holding or preserving liquidity, that is what I will recommend. The value of the advice does not depend on a purchase or sale following.
Sale
Is selling the right decision now?
Fair value matters, but it does not answer the whole question. A sale should be judged against the purpose of releasing the capital and the realistic outcome after timing, costs and negotiation are considered.
I assess market depth, achievable price, likely time to sell, tenancy or delivery constraints, expected net proceeds and the strength of your negotiating position. I also consider what would happen if the property were held instead.
I may recommend selling, changing the price or timing, improving the evidence first, negotiating to a threshold—or continuing to hold.
Talk through a possible saleReallocation
Would moving capital improve the wider position?
For a reallocation to make sense, the new position needs to be meaningfully better after transaction costs, liquidity risk, timing and the loss of what you already own.
I compare what holding is likely to deliver with the realistic proceeds from a sale and the other credible uses for the money. Concentration, financing, cash flow, delivery exposure and whether the timing lines up all matter.
That may mean retaining the current exposure, releasing capital without immediately redeploying it, moving only part of the position, changing the timing or taking no action.

Buying a family home has a different purpose.
A family home can be important because of how it affects daily life, security and long-term flexibility, even when investment return is not the main goal.
I consider suitability, affordability, the equity committed, the rent you would avoid, the strength of the financing, the liquidity left available, family priorities and how long you expect to stay. I then test whether the decision would still make sense if circumstances changed.
That may mean proceeding, adjusting the property or budget, changing the financing or timing, continuing to rent or waiting.

You do not need to have everything worked out.
You may already have a property in mind, or you may simply know there is a decision you need to make. Tell me what you are considering, what matters most to you and where you are uncertain.
I will read your message myself and let you know whether a Private Consultation would be useful—or whether there is a simpler next step. Sharing your situation does not commit you to working with me or to a transaction.
