About Ryan

I advise on property decisions in the city I call home.

Abu Dhabi is home. It is also where I have spent years building my real-estate practice and getting to know the market through the people, projects and decisions behind it.

I work with investors and families making important property decisions. I start by understanding what you are trying to achieve, then look carefully at the property, the market and what each option could mean for you.

Why I work this way

Too often, the property takes over the decision.

I prefer to start with the person making it.

It is easy for a view, a launch story or a projected return to take over the conversation before anyone asks the more important question: what does this property actually need to do for you?

Some clients already have a property they want me to assess. Others are thinking about buying, wondering whether to hold or sell, considering a move for their family or deciding where their capital would be better placed. Some know what they need from a property but have not yet found it.

You do not need to bring me a property or even a shortlist. Once I understand what you are trying to achieve and what would genuinely suit you, I can help narrow the search and bring you suitable options through my network.

Wherever we begin, I want to understand what matters to you, what you need to protect and how the decision may look a few years from now. That gives us something real to judge each option against.

The experience behind the judgement

My career has taught me to look carefully at what makes a sound investment.

My early career took me through financial markets, economics and international strategy. Later, I helped build and operate a building design and manufacturing business.

The settings were very different, but I kept returning to the same questions: What are we assuming? What are we missing? And what happens if things do not go to plan?

That experience made me careful about false certainty. Numbers matter, but they do not make every forecast reliable. I want to know what the evidence supports, where it may be incomplete and what would cause me to change my view.

Knowing Abu Dhabi

Living here has taught me to look beyond the headline.

I have lived and worked in Abu Dhabi for years, watching the city expand, new communities take shape and the property market change around them. That experience gives me useful context, but it has also made me careful about broad conclusions.

Record sales across Abu Dhabi can sit alongside very little resale activity in a particular project. A strong community can still contain a property that is poorly priced or simply wrong for the person considering it. This is why I combine what I have learned from years in the market with transaction data, current listings, delivery schedules and project-level evidence.

The real question is rarely whether Abu Dhabi is a good market in the abstract. It is whether the property in front of us, at the price being asked, makes sense for what you want to achieve. My role is to bring the wider picture and the individual property together, so you can see both the opportunity and the trade-offs more clearly.

I am not trying to predict every turn in the market. I am trying to understand the property well enough to help you make a sound decision with the information we have.

Working with clients

I will tell you what I think, even when the answer is no.

That does not mean looking for reasons not to act. Sometimes a closer look makes the case stronger. Sometimes the property, price, timing or terms need to change. And sometimes the better answer is to wait or walk away. If I think the case is weak, I will say so and explain why.

If moving ahead makes sense, I can stay with you through what follows. I can bring you suitable options through my network, assess them with you, negotiate and manage the transaction through Rose Island Real Estate.

That continuity matters. I stay involved from the first conversation through the transaction. Afterwards, I can continue to advise on changing market conditions, how the property is performing and whether it still fits within your wider portfolio. The advice still comes first. I will only recommend another transaction if it is the right next step.

My job is not to persuade you to like a property. It is to help you decide whether it is right for you.

A first conversation

You do not need to have everything worked out.

You may already have a property in mind, or you may simply know there is a decision you need to make. Tell me what you are considering, what a good outcome would look like and where you are uncertain.

I will read your message myself and let you know whether a Private Consultation would be useful—or whether there is a simpler next step.
